Adaptive Reuse and Urban Renewal: A Look Inside the Packing District’s Transformation.

OFA hosted a presentation on The Packing District at the Great Southern Box Company—one of Orlando’s most transformative community projects. Speakers Iris Segal of Dr. Phillips Charities and Kody Smith of Dix.Hite shared insights on the adaptive reuse of the historic property and the district’s vision for the future.

Once home to Dr. Phillips’ original citrus packing house, the site is being reimagined by Dr. Phillips Charities into a $700 million, 202-acre mixed-use community. The project celebrates Orlando’s citrus heritage while introducing new housing, retail, dining, and green spaces.

The Packing District:

  • 202 acres of land in the City of Orlando

  • 84 acres of land developed and converted to adaptive reuse

  • 1,200,000 square feet of existing buildings

  • Princeton streetscape improvements and a new roundabout

 

Park Plan: 

  • 105 acres of land dedicated for a Regional Park

  • 3.2 miles of Trail System within the Park

  • 13 acre retained parcel for 135 townhomes and a YMCA

  • 13 Acre Stormwater Lake

  • Relocation of Historic Tennis Center (16 courts)

  • Site of 40 acre Urban Farm - 4Roots Farm

  • 6,000 SF Park Pavilion intended uses: Farmers Market and Performance space. 

 

As development continues, the Packing District stands as a model for honoring Orlando’s past while building a vibrant, connected future.
